Because every loan package must contain an appraisal, an appraisal fee is usually required. (In some special cases a previously completed appraisal will be accepted.) The appraisal fee is typically the only up-front cost incurred by the borrower. Appraisals of residential properties typically range from $400 to $500 dollars. Appraisal costs for commercial properties are dependent on the size and type of the property.

Since many of our loans are funded by private sources, we are not limited to the credit requirements typically set by banks. Thus low credit scores will not stop us from approving a loan. Thus, we often qualify clients with credit scores as low as 580 FICO
